New York Tenant Law requires a 5 day grace period, no matter what you put in the lease. If you don't put one in the lease state law still requires it. The same applies to anything else that you put into a lease, if it violates NYS law, then that section it is void. If you want to be responsible landlords, read the law and maybe take a workshop or two. Requesting info on forums from people who obviously don't know what their talking about, only further spreads bad info.
