From what I found about Maine, a 7 Day Notice to Pay or Quit is normally what one would give to a tenant to evict them for non-payment of rent. This can be issued 7 days after the payment date has been missed.

It sounds like this is a 30 day notice to terminate a month to month lease.

So, what kind of lease is it, what type of notice was actually given, and when was it given?
