I have to disagree with you on one thing-----you ARE a fool! You are running a BUSINESS here, not a charity. As Khan said, get some backbone, and EVICT HER! Call av layer, and let him/her take over your problem of getting rid of your tenant, no matter HOW MUCH time or money it takes. It's fine to "work" with your T. But only for the first 30 days. Then, you have got to say, "enough is enough". In my state(Iowa) as in Khan's, If I accept even $1 towards rent after I start eviction procedures, I have to start the process all over again. Starting today, DO NOT ACCEPT ANY RENT UNLESS ITS FOR ALL THE RENT SHE OWES YOU-----IN CASH ONLY ! You need to follow your states LL/T laws, and the eviction laws EXACTLY ! If you don't,she could still be living there by Christmas, and never pay you one dime in rent. I know my post seems heartless to you, but sometimes there is just no saving people. I've been a LL for 37 years, and currently own 20 rental homes. I've heard a LOT of sob stories over the years. I "work" with people, too. But once they pass 30 days of not paying rent, it's time for me to say "by-by" and find another T.

    Another predictable attack by anonymous. Rather than offer an opinion to the original poster predicament. Cry baby anonymous attacks poster who are landlords in real life. Posters who are landlords that have real life experience in the rental business.
    I believe this anonymous poster is a Tenant, as all post by this poster are one-sided toward Tenants. Always giving bad advice for a landlord.

      If you really had a brain capable of reasonable thought, you might find that there are more than one anonymous poster. It's not important who is posting as it's the message that counts. As to believing that being called a tenant is somehow derogatory just show your ignorance and lack of knowledge. I'm sure your personal experience with bad tenants relates to your lack of skill in screening. Owning rental property does not make you a landlord, it takes education, common sense, knowledge and skill!

      I agree with the previous poster as there is no need to be insulting when giving an opinion. It just lowers the value of the opinion just as your ignorant remarks lowers your statement.
