Yes, but they also apply via the LPA pre-screening questions via email. Some of them apply via COZY where they send an Experian credit report and a background check through Cozy but with very inadequate income. I have to weed out 95% of all inquiries so they don't waste their money on an application and credit check/background check.

    Why concern yourself about wasting their money. As long as you have clear guidelines for everyone to see. If they are stupid enough to pay for the background and credit check, then run them. Let them know there are no refunds.
    It's possible that with the rent being lower, they are hoping you will rent to them. It's like asking for a dance at a bar. Ask enough people, and eventually you get a yes. In basketball you miss every shot you don't take. They are hoping for that half court shot with one second left.

    We get that too a lot. Our ads very clearly state no smoking / no pets. I got a least 3 this time around that said they had a dog or cat. Ummmmm....what part of no pets do you not understand? And yes, I know all about the service and companion animal rules.

      I still remember the prospective tenant who I watched smoke his cig. in his car before he came in to look at the place.
      He came in with his 'big gulp' soda cup which he sat down on the carpet - He smelled like cig smoke and stated he didn't smoke. He loved the place; Filled out the application. Needless to say - he didn't get the rental.
