What do you guy do when ac is out for the weekend and ac guy can't be out till the next day or Monday? We usually get a window unit out and put it in for them. This has been getting tedious, just wondering if you guys have better ideas.

We do what you do-----call a repairman, and get them out ASAP. I don't take a spare window ac over to them, unless it's going to be a week out for the repairman to get there, or the temp is projected to be 92+ for several days in a row. People can live without ac for a few days. Yes, it can be really uncomfortable for awhile, but if the lack of AC ever becomes a 'life or death' situation, those Ts are going to find someone, somewhere, that has AC and can take them in. When anything breaks, it can't always be repaired within 6/2436/48 hours of the breakdown. Just because you are a tenant with a lease, DOES NOT MEAN you are entitled to a TOTALLY PERFECT place to live 24/7/365. Things happen, and it simply takes TIME to get back to normal again.

We get a/c serviced once a year like a check up.

We have two window units in case of hurricane they can buy a generator and stay cool.

Our last tenants had a allergen thick matter with dog hair filter that let zero air in, had grass taller than her kids and dog hair stuck to the intake unit.

She would crank it down to 65. I explained heat index vs numerical temp. 74 was good for 108 heat index.

In the end the repair took 3 days order parts and install after they did assessments it was an expansion valve.

At the annual check up they noticed it was at 7.5 and needed to be added up to meet (charged freon?) to 12.

This was simple and cost 106.00

The company is certified to work on our brand ac unit.

Gave wonderful advice such as don't buy a huge ac unit because it will produce so much condensation and humidity that your wood floors will warp.

also started dropping off the monthly filters instead of letting her use the "3month filters" those were clogged and full of dust and hair.

Fix they unit. Make every attempt to fix the unit. Communicate with tenant when repair person will come out. Follow your lease otherwise in regards to this type scenerio.

If your rental air condition units are breaking down that often, that it has become "tedious" to put in window units temporary, perhaps it's time to invest in new equipment?
