alot of people will assume you did a HANDYMAN special.
example no rent for upgrades and work.

even though thats NOT WHAT YOU DID its common practice so make sure to explain that wasnt the case.

explain no verbal agreement.

I just went through all this last weekend

the people i was dealing with were 23 year olds, they admitted to not signing the lease admitted to being there for 4 days admitted to not paying me a cent because they wanted to NEGOTIATE the terms of the lease and (basically they didnt want to pay one month rent, they wanted to pro rate it, but they wanted to pay half the deposit and wanted to waive the pet fee, thier reason was that the house was a mess .

admitting all that to the officer he finally came back to me and said

you cant use me as your agent (to kick them out) in NC one law for eviction covers all the scenarios many many scenarios including squatters and tresspassers.

this law protects you and i from being kicked out on the street from our own homes in the event someone wants to impersonate us etc.

long story short he told me if all else fails (because i had electric in my name and water) if all else fails create a diversion, when he comes out, you go in the back door, lock him out. put his stuff out. this is called an illegal lockout so you can go to jail but its at the police "sensible discretion"

    Im so glad I didn't have to do that.

    the quotes are misplaced.
    "if all else fails create a diversion, when he exits front door, you enter backdoor, lock him out, put his stuff out" this is called a illegal lockout, so you can go to jail. Why he told me I dont know. I love dogs but my luck I would get shot or mauled by two guard dogs lmao
