Early Move Out - (two more weeks of hell) - Landlord Forum thread 353833

Early Move Out - (two more weeks of hell) by Charlotte on August 14, 2017 @15:32

My condo one bedroom rental tenants left early, as of July 30th, 2017. I also live in the 3 bedroom condo. They stated to me that they had moved out at that time. They said there was some stuff and they would finish up in a few days.
This was after their intimidating behavior for months (I am disabled and a 64 years old female and just had hip surgery that they know about since they were here when I had it.) and wanting out of the lease. I let them out of the month of September and then they gave me a 30 days notice, did not pay the August rent and begged to have August payment come from the deposit held as last month's rent. I did not give them a receipt for August rent since they did not actually give me the rent money.
I went ahead and stupidly okayed it to have them gone. I did not know they were leaving immediately. I did not know they would continually walk in to look at stuff without taking much each time they left. They told me it was none of my business what is still in the room. Their behavior is intimidating. They are 2 men, over 6’ tall each, one is 20 and the other one is mid 30s and mean.
I should be happy they moved out. However, they have come back 1 to 3 times a day and 4 times yesterday (taking five hours) at two weeks after their initial move out to take minimal stuff for a 1 bedroom and walk-in closet. I can't go anywhere for fear they will go thru my personal belongings upstairs---something I am sure they have done in earlier months.
They have now come over 24 times since the initial truck loads that took all the large items that I saw go thru my living out the front door.
They slam doors while here and have yelled at me when here. They threatened to call the police on me and take me to "Supreme court" and other threats for asking them to announce themselves coming and going, come over at reasonable hours of 12 noon to 8 or 9 (sundown) pm and not at 10 and 11 pm like they were doing and that I need to change the front door locks soon, as in a week or two.
I am waiting for an attorney to call me but I don’t think they will since there isn’t an eviction to make money off of. Anyone know how to handle it besides wait out the rest of the month? (two more weeks of hell)

I think you are well beyond it being time to phone the police for trespassing and breaking and entering into your condo. Please do that today.
Did they give you a written/text 30-day notice? by Anonymous on August 14, 2017 @20:13 [ Reply ]
Have they changed their address with the Post Office and ate now no longer getting mail at your address? Are you forwarding their mail? Did they return keys? Have you sent them their security deposit settlement letter? (If not then do so now. Send it certified with your address as the return address. I usually send a copy to myself so I have something to show a judge should they claim you didn't send it. I take photos of me putting docs in the envelope, sealing it and mailing it.

I'd call a mobile locksmith RIGHT NOW and have the locks changed.

Yes, but you have to wonder why a disabled 64 years old female who just had hip surgery would rent out a room in the same unit to 2 men, over 6’ tall each, one is 20 and the other one is mid 30s and mean, in the first place, and allow them back in 24 times! Huh?

Call the police and change the locks.

Troll post?

Everyone who is critical still has problems with their own tenants so should stop finger pointing. My last tenant was here 2 years and was an angel. My hip surgery was just recent after they were here almost 9 months. Any problems during that time were handled effectively by my son and quickly resolved.
My 29 year old son lives here in the house so he protects me. I was fine when they moved in and they passed the tests. These 2 men are gay and played the "we're so girlish and passive" when they first rented the space and when it suited them. After they moved out, they came over when they saw my son's car wasn't at home and threatened to call police on me if they could not get their remaining junk. The locks had not even been changed at that time. The 24 times were in a space of just over a week where I thought they were finishing up. Then, they would take only one or two items when they came over and told me they now lived just up the street.
I called an attorney---and it is done. Cost: 100. for the attorney and well worth it They were given a cease and desist order with a attorney threat of legal restraining orders on each one, potential arrest for their threats to me, had to sign a paper stating they would never return, etc. and were given only 1 time to come and get their remaining stuff while a Marine I know stood by and watched. They turned over the remaining key they still had and we have changed the locks.
