For most rentals, a reason is not needed. However, there are some exceptions depending on the type of rental and the state the rental is in.

Also, not all states use a 30 day period to give notice on month-to-month. I do not believe there are any states that require more than 30 days, but some are only 15 days.

Since you did not indicate a state, you should check your state statutes. It is also just a good idea to know where to find them and to familiarize yourself with them.
