It's not free money! Failure to file within 45 days can mean the tenants may claim double the security amount. You loose your right to deduct from the security deposit and being required to return the tenants entire deposit even if they owe you money! t7xcFollow your state laws instead of poor opinions from those who have no idea what they are talking about.
