Thanks! So are we saying that regardless whether the student loan is private or government issued, it is always a big deal if some one default on it? I also saw someone saying it is not a big deal if delaying on medical or student loan. So I try to figure out why. Thanks again!

Private or government....student loans NEVER go away.

That default is first in line. That means, no matter what else happens..that student loan will always be first. If you get a judgement against this person..you will not collect because the lien against property or garnishment goes to that loan FIRST..leaving nothing for you to attach, even if you have a court ordered judgement. Default on a student loan is a big deal.

Medical can be wiped out with bankruptcy...not student loans.

But..think about this...do you want to be added to the list of creditors that this person defaulted on? This person has a history of doing just that.

Remember two important things.
1 no tenant is always cheaper than a bad tenant
2 the history of the tenant tells you what you can expect.
