wow. you have quite a mess there. seems you rented a property in substandard condition, not ready for new tenancy to a tenant who knows construction,and the codes and laws, without a proper lease to protect you against him running a catering business (refrigerators) and allowed him to do alterations.

I would say you're best to sit down with him and invoke the ''happiness clause'' and negotiate to pay him some money to ''go away''. This is not going to get better. the longer he's there,.....the more it's going to cost you.
