Why have a grace period if you're going to complain about people utelising it, slum lord? Times are tough. The economy is in the toilet and it's near impossible to get into an apartment before your mid 20's these days. Eliminate the grace period or deal with tenants utelising it.

I completely agree with you. As I said it sounds like he's just being a dick. Lol nit picky and annoying is the worst kind of landlord. Why would you allow for the grace period then complain about the grace period? Clearly they are using it for whatever circumstances are preventing then from being able to get it in on the first most likely their paychecks are coming in around the 3rd or 4th but once they get paid they are paying the rent. Chances are they have several bills that do not allow them to save prior to them rent. The fact that he wants to file a lawsuit for "habitual late rent" just goes to show that he's a shitty landlord period. Who does that shit? You're going to ruin these peoples credit because of a grace period you put in pace to avoid receiving rent late to avoid from having to file an eviction notice yet youre trying to file an eviction notice? He sounds like HE cant afford to rent to people because he's using the money to pay his own mortgage instead of the mortgage on the house they are in which means his mortgage is late because they are late. That's what it really sounds like to me.
