What price point and are you mfr or sfr. I rent both and have found slowing also but financial quality of prospects has declined significantly, lying has gone way up and at the upper level of sfr's there are more blended households of unrelated adults and children and pets. As in six to nine people in a three bedroom house. Then they balk at all of them needing to apply and clear and sign the lease,... And there's the conversation about unfinished / unheated basements not being living, sleeping or play space,.... And can I or they close off the dining room or the corner of the living room so it can be used as a bedroom. Amongst the group there is always one or two who either don't work, or are on assistance, or are "self employed" or "contractors".

I've always been a subscriber to the 'having no tenant is better than a bad tenant' philosophy,......but it is getting more difficult to resist the warm body syndrome. Particularly now that it's winter.
