My rental is getting older and work needed is becoming more frequent and costly. In this instance I need exterior painting and flooring. I have called around and exterior painting is shockingly expensive. Flooring I knew was expensive but I dont want to come back to ruined floors that cost $$$. It seems the install price is the big expense in flooring.

Do you have a way to find discount contractors to do work. The prices U am getting is so high it is prohibitive.

About your painting only-----I'm guessing you have a 2 story older home that needs painting. And I'm guessing you don't want to do the work yourself. So, are their any high school or college kids in your area, that could do the work on the first story only. They would need only 6 or 8 foot step ladders to do 1 story, and you would not take the risk of someone falling from 10-20 feet up, and getting hurt. Try to find 2-3 kids to do it on weekends, and pay them $10-$12 per hour, plus pizzas and pop. This is not highly-skilled work------anybody can scrape, and slap paint on the outside of a house. Of course, you would need to furnish all the paint and supplies. With the savings from the first story, you can afford to hire a professional painter for the 2nd story.

An investment in a quality paint job would be worth the expense. A good painting contractor will give better and longer lasting quality results over what a bunch of high school or college kids will produce. Besides, there is a liability issue with unlicensed painters. Exterior paint selection and proper prep work will give you the longest lasting results. Not worth cutting corners in protecting your investment. As to flooring, labor cost are about the same for like materials, so shop Around for The product you prefer and ask for several bids for installation. Remember, you get what you pay for. Cheap inexpensive labor can ruin the best materials when installed poorly.
You can find some good painting contractor deals now, during this slow season period, so shop around and compare labor cost.
