Apparently, you don't know your state's LL/T laws. Look them up, and they should tell you whether, and how much, you can charge for a security deposit. And, yes, you should require an extra deposit if someone has a pet. However, a service animal, or an Emotional Support animal, is not considered a "pet", and you cannot charge extra on the deposit, or more per month, if they have the proper paperwork for those animals. Check the Fair Housing, and ADA laws for the rules on them.

You are correct - I do not know my state's LL/T laws, hence the post.

Thank you for your help. I figured that it was a good idea, I just wanted to verify that I was operating within the law.
