1st Letter was mail regular mail. She claims she never received it. Keys were not returned until Nov.1. She was supposed to be out on the 31st of Oct. On Dec. 1 she sent an electronic message indicating she wanted her security back. Immediately I sent an electronic message back stating the security deposit will not cover all the damages and attached an itemized list of damages. Legally, I was within my 30 days even though she said she never received first letter. In addition to the electronic messages, she did in fact read it and she also signed the CRRR. Accually, $4000 is under the amount of damages. My question is: should I initate lawsuite for damages now or should I wait until she tries to sue me, then counter sue. I have pictures of the damages which I also mailed to her CRRR. She signed for the letter and the pictures. Let me know if you need more information.

If you are going to sue to chase after the T. Why wait for T to do anything. Either Attempt to collect or don't.
The problem is will you be able to collect anything. I still have a 5000 dollar judgment I won against a T. That was 12 years ago. Have not seen a dime of it.

    In PA LLs are allowed to put a lien on the person. That is what I intend to do if the judge rules in my favor if T does not pay.
