I feel for you!! as right now I'am going through the same issue as you are. My tenant don't pay rent since Nov. 2017, and now file a claim against us do to the concrete porch broke. Presume cause by tenant but we have no proof. We even offer him for all the unpaid rent not to be pay back also offer money, but still not enough and he threatening to cause more damage. I feel the law is so unfair to the landlord who are in this type of situation and the law still protect the tenant rights strongly. We the landlord has to follow all the law required otherwise have to pay for the penalty if not follow accordingly, but other hand tenant can do what ever they want and the law still protect them. My wife and I we both worked two jobs to get this small duplex property, now our dreams is destroyed. I hopped this will end. financially, emotionally is very distressful. I hopped in the future the law maker have some sympathy toward the landlord who is the victim of this tennant from Hell!!!
