The tenant moved in 3 months ago. No problems. Pays on time. All good.

Month 4: She requests adding a roommate.

The place has 2 bed/2 bath, so another person is reasonable and legal.

I did a credit check. Score is only 581 and has a history of delinquent payments. This is NOT someone I want to rent to. (If the original tenant had had this score, she would not be my tenant now.)

I just wrote her and said "Sorry, I am not able to approve this request."

Now what?

What if he moves in anyway?

Has anyone else experienced this?

Why are you delivering news of the rejection to the existing tenant? You should only be communicating with the applicant.

That said, if she doesn't meet your criteria, you did the right thing.

What does your lease say about unauthorized occupants?

If they move in they are an unauthorize occupant. Your current tenant has violated your lease if you have a statement about subleases.

Familiarize yourself with your local landlord/tenant laws.

Yes Lama is right.
If she moves in an unauthorized occupant, she is in violation and you may have to evict them both.

The applicant should really get the rejection or "adverse action notice".
