Has anyone done this? Make it clear that rental reference forms will be available and to bring a driver's license for anyone who will be living there? And open the property for viewing for 4 or 5 hours? Downside??

Ask for a drivers license OR picture ID. Not everyone has a DL. Call the "rental reference forms" an "application for rental" Cut the number of hours to 2 hours, unless you are in a really hot market and expect lots of people to show up, or you have LOTS of time to waste. You could also ask people to bring their last 30 days worth of pay stubs.

I recently did my first Open House this past Sunday for two hours (2p-4p). I had ONE couple show up.

The good ... This ONE couple was/is the tenant that I was most interested in after reviewing their application.

The bad ... Kinda felt like a waste of time - but I would definitely try it again.

We pre-screen everyone and only show the unit to qualified applicants.

Its the only way anyone gets to see a rental from me. The only downside is you have people that just want to be nosey out of curiousity to see how your property looks.

Then again, those nosey people can get the word out about your property.

I started to limit my showings to open houses. I drove 6 hours to my property to show it and I got tired of having 5 confirmed appointments for the day and no one showing up, even when reminding them 30 minutes before the appointment. It's an open house for 2-3 hours, if you can't see it at that time, then you can't see it because I was out of state. I had copies of the applications in hand to provide and placed in my listing the types of information/identification necessary to apply, the rest is on each applicant.
