I purchased a home as a primary residence through FHA with tenants living in it. When the loan paperwork was completed we signed a month-to-month lease for the month of January 2018, with a note that stated if more days we’re needed in February they would inform me by January 15th. The tenant called and told me they needed until February 10th. I called that day to check in and no answer. I went by the property on February 11th, no answer. My partner left the male tenant a voicemail to give us a call back to let us know what was happening because we thought they were out. They requested until the 15th and said that having our carpet people come to install Friday the 16th was fine. They just wanted to clean and give us the keys. The 16th, their POD storage unit was picked up and all their belongings were cleared out of the house, with just a few misc. items left in the garage. My partner texted the male tenant about 2 junk cars that are parked in front of the house, asking him to remove them. After they had already left the key, cleared out the house and said they would return the other key, I get a text saying the male tenant was “apparently not ready to surrender the property”. The lady tenant said she was giving him space to calm down, and she would call me the next day but that “everything would be fine” . No call for 3 days, then says the male tenant went to the rent board and that he still did not want to surrender the property. We did change locks and now they are saying the rent board has an ordianance that states we were supposed to pay them relocation costs. That is true if they received a 60 day notice, which they did not. They signed a month to month lease, vacated, gave a key back and then changed their mind. What can I do???

I would have the car removed clear out rest of the items left and move myself in. If the T are going to sue you. Then you go to court and let the judge decide.
Life is to short waiting to see what a T might do.
Move forward with your plans for the property and deal with whatever comes down the line at that time.
