Frank, you are using the wrong words here. You are not doing an "eviction" Only a court/judge can can grant you an "eviction", which is moving a tenant out by force, thru a court system, because the T refuses to move. What you are doing is merely TERMINATING THE LEASE, by giving them 60 days to be out. If they are not out on the date that you gave them to be out, THEN you can proceed to court to ask a judge to "evict" them. You need to read up on your state's eviction laws, as if you make a mistake trying to evict someone, that tenant could be in your property for months, not paying any rent, until you do the eviction correctly.

Yes. Sorry for the confusion. They have been given a notice of the lease being terminated. The rental management company did serve the notice according to California law.
