Remember, if you charge for your own labor then that is income to you that you must declare and pay taxes on. You'll make "some" profit as your tax rate is less than 100% but is it really worth the hassle? Hire it out or don't charge for your labor (unless you just want to stick it to the tenant and even then hiring Merry Maids seems more efficient.)
