If you collected no security deposit. Good luck on seeing any money from her at this point. The security deposit would be what you could have used to make repairs or deduct for damage caused by her. Usually it a waste of time going to court. You might win the court case. But collecting the judgment is another story.

Hi , we did collect a SD. I want to know how much I could reasonablly deduct for damages to the SS appliances. (The dings in freezer door and huge dent inside dishwasher door) she was the first tenant to use the lease the appliances are Listed as brand new. Also we charged a non refundable
Pet fee but not actual pet Deposit. Can I deduct the pet damage from SD?

    I would take a 1/4 of the cost of the fridge for damage to that. And full cost to replace if the carpet was less than a year old.
