Bathroom is very personal and privacy place.
Caulking bath is usually lower than $100.

Lease says the cost of lower or equal $175 is Tenant's responsibility.

Isn't Tenant should dry bath after each use and caulking regularly?

My Tenant is the first one who uses the newly renovated bathrooms. Now, many orange spots and cracking grouts. I would use Security Deposit to restore the house.

Does your city, county, or state codes say the same thing about T responsibility that's in your lease.? If not, your lease is probably unenforcible in a court of law. And you are right----bathrooms ARE very personal and private. YOU should STAY OUT of your Ts bathroom, unless they call you about a problem. And caulking regularly-----A good caulk job should last for 5 years, not 5 months. Whoever redid the bathroom, apparently did a lousy job. Have it redone correctly, and DON'T charge your Ts for it.
