I would think the answer you are looking for would depend on if you plan on chasing the money's owed from rent and damage that the tenant left.

If you aren't chasing the money. Them do repairs and change the locks.

I personally would consider the property surrendered. They informed you they had left (after you called). I would inspect the property very carefully for all damage. You will, probably, have to buy new locks as the tenants never furnished the keys.

Hopefully your security deposit covers everything.

I wouldn't bother trying to chase the rent and do as the tenant wanted with their SD. The time and effort it will take may not be worth all the trouble & actually getting money if there's a judgement in your favor well..
