Have you inspected the floor yourself?
After the tenants move out, are you considering any repairing/replacing of the floor anyway or would you rent it again in the condition it is in?

As long as the floor is solid and is not a tripping hazard, you can certainly argue that it does not need to be replaced; but if you intend to do some of the work anyway and if you would like to keep the tenants, you might consider doing it now.

It does depend a bit on the rental market you are in though (high end, affordable, etc).
