You're making things too difficult - I assume you gave formal notice in writing that the leases are not being renewed. The person who said he would find you a replacement - been there done that - no way again. If I really wanted him gone, I'd tell T I will terminate his lease as of July 31 rather than Aug. 31 - Make sure he pays rent on July 1, put an addedum to lease agreement that both you & tenant sign that ends the lease July 31. - That takes care of that one. The other: Safety concerns - don't know, but you want them gone anyway by Aug. 31. They are appearing in court - says who. if it's them saying this - I'd want to see proof. If this is a conflict between the 2 tenants (one taking the other to court to remove) sit back wait to see what happens.
