Do you have any other applicants to choose from?
How is their credit? Are they fully qualified?
You may want to have an attorney give you a release of liability form for them to sign holding you harmless of any claims.

What is unique about using attorney ‘s form?
Would you have a recommendation on where could I get a good one.

I have one more interest, but not as good as him.

    You probably could just download one.
    If it were me I'd feel better talking to a local lawyer who knows the local rental and liability laws first about this. He may tell you to steer clear of potential problems if this tenant poses many problems for you. Good luck.
