Any unused portion of the deposit should be sent to the deceased tenant's executor, along with an itemized list of deductions. If the amount of rent, damages and cleaning exceed the total security deposit, you'll need to petition the deceased tenant's estate for compensation.

But also, both tenants names were on the lease, so could I come after the "live" tenant for damages? I guess I could take from the SD, but if the damages exceed the SD I could go after either?
