Give them thirty days notice, and find a new tenant. If they tear the place up, you can go file a small claims case with the local court. Take pictures and keep the receipts if you have to do repairs, if they tear the place up on the way out.
Your local court can give you information on how to correctly give the thirty day notice, it is not hard in my area.
