In my opinion if you accepted rent from the tenant. You accepted to drop the court case. Once I start and eviction I do not accept any rent. It goes to court and I expect the Tenant to be evicted as I would be requesting in my filing.

Incorrect. If paperwork is filed in the court, she is out that money and court costs are now due along with all applicable late fees and attorneys fees.
