Thanks Dave, I will use your info. Yes, I have the LPA lease and it does provide for T's to maintain and be responsible for caring properly for hvac system. I will add your clauses to the LPA lEASE to protect the expensive hvac system from damages by T's.

This T left town for 3 wks. shut off hvac system while outdoor temps were close to 100 degrees. ??? temp indoors with no A/C running. When he returned, he set it for 60 degrees and kept fiddeling with and changing the temp on thermostat. Froze the system. The rest is history. I got an HVAC invoice which I will charge to him as unpaid rent.
