The Shower Surrounds are best for rentals.
#1 Best Floor covering throughout is a light colored "wood grain" Porcelain Tile. They can use area rugs of their choice for their animals to PP on. Grout lines as small as possible.
This is the most indestructible toughest stuff!
#2- would be the Vinyl waterproof (PP + etc.) wood grain, light colored (makes place look larger and light).
#3 would be the "wet proof" Laminates which are so real wood looking.
For Wall Paint: Best choice and sturdy is to use only EXTERIOR GRADE ACRYLIC paint on all interior surfaces. Flat Ceilings, Eggshell Walls and Semi-gloss Trim.

Some T's are so ?@!^@!, the best materials for them is "Steel and Concrete"!

Use the toughest materials you can afford!
