Depends on "damage." Some people inadvertently call normal wear and tear damage.

Damage was 2 years ago and she is leaving now and it is not normal wear and tear.

Deduct what is not normal wear and tear. Hopefully you did a move-in inspection and have that to compare to move-out inspection. Goodluck.
