I agree with the OP. This has been my experience, also, I'll send the application - which is pretty straight forwarded - lady peeked in the house window after seeing the sign on the lawn - beautiful really can hardly wait to move in - When I was told by her that her adult son would be living there - I told her he'd also have to fill out the application. Never heard back...
