I agree with "Anonymous" regarding normal wear and tear. Carpet fades, flattens and could even get stained just by people entering the front door wearing dirty shoes.

I personally take a ton of pictures of how the apartment looks before the new tenant moving in so that I can reference them later down the road and also so that I have them for court if it should come to that.

So how does one equate pet urine stains and cooking burns into depreciation? I do have pictures of before they moved in and pictures of the stains after they moved out. The tenant did notify me she would take full responsibility for the damages to the carpet, however her boyfriend who lived there is contesting these deductions.
With depreciation, a landlord is supposed to change flooring every 7-9 years?
