renter removed name from utilities

A renter we are in the process of negotiating an early exit from a lease has removed his name from the utilities. Currently the lease expires this april, currently it is late january. We are in the process of shaving a month off of the lease for him since the property is now vacant due to him buying a new house. He is still on the lease as of today but we just discovered he removed his name from all utilities. Beyond that fact that he is not doing himself any favors by aggravating me, can he do this? isn't he responsible for utilities until the end of lease? (nebraska fyi)

Yes, your tenant is responsible for the utilities thru the end of your lease. But if he took them out of his name way early, where is your incentive to negotiate shaving a month off his lease. You should expect him to pay rent clear thru the actual end of the original lease, if the utils are now in your name, but shouldn't be. You have all the power here. If he doesn't fulfill his total lease obligations, tell him you will take him to court. And if you win, you will place a lien on his NEW home, in which it will have to be paid off to you before he can sell it in the future.
