Lowering a credit score by 20 points does not tell me much. What exactly is the NEW credit score that you will accept? Income wise, you should accept all PROVABLE income that comes into the household, by any adults 18 or older, and from any and all sources. That means, not only from the jobs people have, but also from any SSI, SSDI, pensions, child support, food stamps, or any other govt. programs someone may qualify for.
Most landlords throughout the country usually say a tenant needs to have at least 3-3 1/2 times the amount of the rent, as their net income. If that income is from 1 person, or 5, it makes no difference---income is income. So if the rent on your home is $1200/mo, then they need to show a total verifiable net income of $3600-$4200 per month.
