I agree with this advice. Whats more I have decided it may be best to not advertise until I have gotten the keys, done my first walk through and estimated how long until I can show. For my situation it may be true that when I show the property it is ready that day to be rented, at least the inside of the home.

It sounds like you do not have a lease signed yet which is good for you.

No lease has been signed until new tenant arrives. I gave tenant a pay or quit notice due to refusal to pay may rent. They packed up and are gone. All in writing......have taken possession of house and getting ready for new tenant.
