IMHO if you had done a background check before they moved in you probably would not even have then as tenants. IF you decide to renew increase the late fee to $75, it needs to be high enough to hurt a little. I've done this for over 20 years and your late paying tenants would have their lease ended. As someone said this is a business. In the long run you will be better finding a new qualified tenant.
