1. Who pays for electricity 2. Is ac system servicing just that one apartment 3. Does the lease say it is an air. conditioned apartment and who is responsible for maintaining the ac equipment 4. If tenant pays for electricity used how cold they want it is their business. Constant ac use at low temp settings can result in freeze ups which will cause higher temperature and can damage ac equipment. Your tenant should be aware of this issue and put on notice that freeze up damage,....including resulting condensation water damage is their responsibility at significant cost. 5. You may have to get an ac service man to come out and check the system for proper performance.

If you as Ll are responsible for the ac system, it has to be working properly. Generally being able to reduce the inside temperature up to 15degrees below outside is within normal. And that's with Windows and doors closed, blinds, shades, drapes drawn closed and not constant cooking and bathing.
If this is a PITA tenant, you may need the HVAC service report.
While there are winter minimum temperature requirements I believe there are no cooling temperature requirements,........but if you're responsible for the ac equipment,........it needs to be blowing """""cool""""" air

AC maintenance did come and concluded all working good. I pay and maintain.
I am just wondering if there is a guideline on how cold is cold, or what is the acceptable temperature range in Summer?
