first of all in many states property management companies need to be licensed generally by the department of real estate and or the department of state. this would give you some recourse,just like with a licensed contractor.
presumably you signed a management contract for the year which should have spelled out everything,.....just like a lease should.
property managers should be reporting everything to the owner, timely and accurately. thats what you're paying them for.
ultimatey,....as garry has said,......you are responsible to your tenant.
unfortunately, there are a lot of handymen of various compentencies who are doing ''property management'',....most of them not very well.
its very hard for a small LL to find good property management, as its all about the percentage of the numbers.
the good property management people are set up for and want LLs with hundreds of units in dozens of buildings.
