How many units are there in your multi-family? Are they 1,2, and 3 bed units? Are they older or newer units? Where are they located, and what's the asking price ?

    NO, I am not interested. Yes, it could make a difference. Generally, anywhere in the country, a 6-plex apartment building, or smaller, could sell to a small investor, or maybe a mom and pop situation. But above that, if you have a 12 plex, 24 plex, or even larger, your only going to be able to market your building to LARGE investors. Those investors are going to run the numbers you put out, before they ever contact you. If the numbers don't work, they will never contact you again, so having to show your units will not be a problem for you in that scenario. And BIG investors usually already have a standing order thru commercial realtors to look for projects that make sense. So if you have a large property, but don't market your property thru a Realtor, those large investors will never even hear about your property. I wish you luck on trying to sell your property on your own.
