congratulations, you have just entered landlord hell. Your new tenants are squatters and you need to now follow cali law to evict them. these are professional squatters so you need to do every thing by the book. There is no way I would want people like this renting from me. First go to appropriate county website and read eviction process. Some counties have help desks you can ask specific questions at. First step is to post quit notice on door.

In cali squatters have rights. your first mistake was accepting rent from them so now you will have a very hard time since they are tenants now. You may have to pay them to move out.

I also want to add that you cant just keep the previous tenant deposit. by law you have to give back what you owe them or they will take you to court also. You need to collect a new deposit from the new people.

As much as the new people suck you might be better off just signing a new lease and then at the end of it just dont renew it and have them leave.
