I raised one of my tenant's rent $100.00 in August 2019. I raised it from $1500.00 to $1600.00. Their rent is $300.00 less than what I easily could get. I made a mistake going many years not raising it, because now that California state wide rent control has been passed I can only raise it by what THEY SAY I CAN. I saw where it says some people will have to lower the rent back down to what it was on March 15, 2019. I hope I won't have to do that. It was raised less than 8 percent, so should I at least raise it $20.00 more before January 1st. 2020 so it will be 8%. I will have to wait another full year to raise it, so now each & every year I and all other landlords will for sure be raising it. I don't see how this is supposed to help the homeless as they're claiming it will. I was told I would be safe from any kind of rent control in the town I live in because I only have one duplex I don't live in. Now that state wide has been passed duplexes are only exempt if the owner lives there. Why bother to have voters vote for no rent control when they just decided to do whatever they want?

Commiefornia is making a mess of everything. Read your new laws carefully and raise the rent the maximum allowed. You cant just raise rent unless your lease ends or it is month to month.

Im not sure this will help, but get creative regarding leases. In Colo a 1 year lease has 90 days notice, so I make all of mine 11 months which has 28 days notice. Maybe you can find a creative way around?

The state rent limitations are more political silliness, faking the general population into believing this will help reduce homelessness. It will not help that problem. As for owners, I don't think it will have much negative effect since the 8% limit is generous. I think you could have raised your $100 increase as much as you wished if you were signing new lease. Go for the extra $300 if you are worried about $$,
