All of this tennant .....I'm in fear of my landlord... Stuff, is nonsense. Frankly I'm starting to think the reason it keeps posting up here is from people trying to get a rise out of the other sincere LLs.

1. Document everything in writing E mail s better than texts
2. Buy yourself a body cam with audio and wear it prominently during any contact with this tenant. First words out of your mouth advises tenant of your recording and if she refuses her permission to record,""stop and immediately leave.
3. Always have your witnesses with you.
4. Post notice of intent to enter as provided in your lease and local laws.
This is your property.
5. Be cautious of retaliatory eviction issues.
6. Photo document repair issues and fix them properly and promptly if they are LL responsibility.
7. if this T is a legitimate crazy (and it's not you or both of you !) decide if you want her gone,....but think carefully abou it and your other options, as it seems that there is one or more motives and back stories here. You're probably going to have a long, expensive court fight,...especially if she's paying below market rent.
8. Stop accepting cash and make sure you have given tenant proper receipts of all cash payments with copies of receipts in your tenant file. Cash is a recipe for he said .....she said, problems.
9. Try to screen more carefully in the future.

Thanks a lot for your advises. They are very helpful!

Here is my follow-up. What should I say if she said in the court that I harassed her or she fears of me???

I have had almost no phone conversation with her. Every single conversation goes via text messages. When we have to meet (for handing over the cash rent), we always have my wife and her family member in presence.

So, there absolutely nothing showed I ever harassed her.

But, she created such fear. What should I say to the judge?
