In Pennsylvania, I've seen LL charge $5,000 for breaking the lease. Also, I've had tenants break lease and I never returned their security deposit. If it's not in your lease you do have the option to add it. When a tenant does that, it's puts LL in a financial bind. Matter-of-fact I am going to add the $5,000 clause in the next tenant's lease. It seems that you are pretty good with verbiage. Just add it (if your state allows) and more than likely, your tenant will think twice before breaking lease.

Shouldn't the amount be based on what the rent is? I've heard you won't be able to collect more than 2 months worth in court; therefore, it should be 2x rent?
