Not a problem. Tell the tenant to put it in a separate account, then have it debited to your account or draw from it monthly.

I have never understood why somebody wants to pay all upfront when they have the cash on hand. If they balk at this then move on.

Give me a reason why you wouldnt want to do it like this?

That's a great idea; however, potential tenant didn't agree to your idea; oh well I'll look for another tenant

It's usually a problem that the landlord will uncover after a month or two into the lease. Illegal resident in the state? Illegal drug activity. Maybe the tenant buys and sells used cars and paints them in your yard. Storage of some other items. Maybe the tenant launders money and paying a year helps him launder 11 months. Lots of reasons.
