No - you cant force a new agreement on an existing lease. You must wait until renewal.

Then include a good clause on who pays for plumbing repairs - basically the tenant until the plumber says it was a main line issue with root or such.

also put in if you want that you will clear plumbing for $45.hr.

In my state in a month to month situation, after tenant has completed one year lease, I can change a lease term w/ 60 day
notice in writing.
