I have a tenan who has being behind before covid19 pandemic.
Now he is 3 month behind and I am not sure what to do if courts has moratorium eviction. This T don’t respond the phone at all, he made a few payments but he still behind, last payment was April $300 . (With other tenants I have reduced rent, work with partial payments, do payment plan and more but they respond phone) my concern he doesn’t respond my messages, phone calls, this morning I left a letter on his door saying I need to talk to him, does anyone know what to do in Iowa? Should I start a 3 day notice?
I appreciate any help, ideas, thank you

I'm a LL in Ia. You're going to lose money on this , but you need to do things right, or your T could be in your place til after labor day. Do not try to contact your T the rest of this month. He knows rent is due, and has no money to pay it. Wait til June 4, and send your T a 3 day notice to pay rent, or Quit. Send the notice both regular and certified mail, and post the notice on his front door as well. ONLY put down the ACTUAL amount of RENT that is due for JUNE------NOTHING else.

Wait another 8 days for your T to contact you and give you rent. ONLY accept the FULL amount of rent for June, if he offers you any at all. If you get NO rent, then go to your county court house and file an FE+D action for eviction, on or after June 15 or 16. Set up a court date between 8 and 15 days from the date that you filed the FE+D. That FE+D notice MUST then be served on the T by either a Sheriffs deputy, or a private process server. Then you wait. If you have done everything right, have followed all the correct time frames, and have all the correct paperwork, you should win your case, and have the T out by the 4th of July. Do just 1 thing wrong in the judges eyes, and you may have to start all over again.

If he pays . Can I apply the payment to previous balance and still take him to court in June?
